ZIP 89506 holds about 47,000 people across about 91 square miles. It takes in Stead, Lemmon Valley and Golden Valley, and the Google listing for our business names this area directly.

Old acreage and new subdivisions in one ZIP

About 30% of homes in 89506 were built before 1980 and about 49% in 2000 or later, with a median year built of 1999 (U.S. Census Bureau, ACS 2020-2024). Only about a fifth falls in between. That is two housing stocks sharing one ZIP.

The older share shows up in the valley communities: about half the homes in Lemmon Valley and Golden Valley predate 1980, and trees planted with them are now about 50 years old. That is removal and crane territory. The newer share is tract housing with young street trees that need pruning rather than removal. About 9% of the ZIP's homes are manufactured homes, and about 71% of all homes are owner-occupied.

What does the Stead weather station record?

Stead has its own long-term station at 5,101 feet, a fifth of a mile from the ZIP's center. Its NOAA 1991-2020 normals are 10.97 inches of precipitation and 16.7 inches of snow a year, a mean temperature of 51 degrees, an average winter low of 24.6 and an average summer high of 85.

That is about 4 degrees cooler on average than the Reno airport and about 3.6 inches wetter. It is still under 11 inches of water. Trees on acreage that are no longer watered live close to their limit, and a run of dry years can show up as dead tops. The ZIP is rated USDA zone 7b.

Fire in the North Valleys

Twenty-nine perimeters of 300 acres or more are mapped with a center point within about 10 miles of this ZIP since 1980. The Hawk Fire of 2026, mapped at 15,083 acres so far, is centered about 3.6 miles from the ZIP's center. The Reservoir Fire of 1999, at 6,163 acres, and the Verdi Fire of 2006, at 5,662 acres, are each centered about 6 miles away, and the Mitchell Canyon Fire of 1984 is mapped at 9,469 acres.

A ZIP has no Forest Service record of its own, but two communities inside this one do. Lemmon Valley's risk to homes ranks above 99.2% of US communities and Golden Valley's above 96.7%. On acreage, fire preparation is mostly machine work: brush mowing the open ground and defensible space thinning near the house.

Heating with wood and propane

About 2.6% of households in 89506 heat mainly with wood and about 6.7% with bottled gas, both well above the city of Reno's shares. Wood chips and firewood are available from us by calling the office; see firewood and wood chips. Washoe County's winter burn code applies here, and our burn code guide explains the green, yellow and red days.

Rules here

The City of Reno does not require a permit to remove, prune or plant a tree on private property. A tree in a City right-of-way or on City property is different: that work needs a Tree Work Permit and must be done by a Certified Arborist. Reno Urban Forestry takes questions at 775-321-8373.

Part of ZIP 89506 is inside the Reno city limits and part is unincorporated Washoe County, where the City's right-of-way permit does not apply. If you are unsure which side of the line you are on, ask Reno Urban Forestry.

Tree service questions in the North Valleys and Stead

Still have a question? Call 775.232.8243. Phones are answered seven days a week.

Do you serve Stead and the rest of the North Valleys?

Yes. Our Google listing names Lemmon Valley and Golden Valley, and we work across ZIP 89506. The center of the ZIP is about 42 miles and about 50 minutes from our yard without traffic.

Can you remove an old windbreak in the North Valleys?

Yes. Rows of mature trees are removed with the boom truck, crane or climbers depending on access, and the track loader moves the wood. Stumps can be ground afterward.

Is brush mowing enough for fire season on a North Valleys acre?

It handles the open ground. Near the house you also need the zone work: an ember-resistant first 5 feet, limbed-up trees and no continuous brush. A certified arborist can lay out a plan for the whole lot.

Is there a tree permit in Stead?

The City of Reno requires a permit only for trees in a City right-of-way or on City property, not on private lots. For the unincorporated parts of the ZIP, check with Washoe County if your tree is near a road.

A tree fell across my driveway in Stead. Who do I call?

Call 911 if anyone is hurt, and NV Energy if a power line is involved; stay well away from the line. Then call us at 775.232.8243. Clearing roads and driveways is part of our 24-hour emergency service.
