The median home in this ZIP dates from 1993. Trees planted with those homes are now tall enough to reach a roof when they go over, and many grow on slopes and along greenbelts where the wind has a clear run.

At a glance

  • Median home in ZIP 89519 built 1993: trees now reaching full height
  • About 4,884 feet at our reference point, on the west Reno foothills
  • Check your association's rules before non-urgent removal
  • About 44 minutes from our Carson City yard without traffic

Thirty-year-old trees are at an awkward age

A tree at 30 is no longer small enough to shrug off a storm and not yet old enough to have shed its weak parts. If it grew fast on irrigation with two or three tops, the forks between them are where it splits. If its roots circled in the planting hole, it can tip whole.

The middle years are also when pruning does the most good. Thinning a crowded crown lets wind pass through instead of pushing on it like a sail. If one tree in the yard has failed, ask the arborist to look at the rest. Crown thinning, raising and reduction explains the terms you will hear.

Wind and fire share the same slope

Two mapped fires have their centers within about 3 miles of the middle of the ZIP: the 2011 Caughlin Fire, mapped at 1,942 acres, and the 2020 Pinehaven Fire, mapped at 512 acres (National Interagency Fire Center perimeters). We mention them for one reason. Open foothill slopes expose houses to wind in winter storms as well as to fire in summer.

FEMA's National Risk Index rates strong wind risk in Washoe County as Relatively Moderate and winter weather risk as Very High. Our guide to preparing trees for downslope wind is written for exactly this kind of exposure.

Does the association have a say in an emergency?

Caughlin Ranch is a planned community with an owners' association. We do not know your lot's rules and will not guess at them. As a general matter, nobody expects you to wait for a committee while a tree is lying on your house. Make it safe, take photos, and tell the association what happened. For the planned follow-up work, such as taking out the rest of a damaged tree, check the rules first. See HOA tree rules: what to check first.

If the tree came from a greenbelt or common area, the association is the owner to notify.

What we bring

  • A certified arborist to assess the tree before cutting
  • Crane or 75-foot boom truck where a tree is on or over a structure
  • Chipper and chip truck, so the debris leaves with us
  • Cabling to stabilize a split tree the arborist judges worth keeping

Do I need HOA approval to remove a fallen tree in Caughlin Ranch?

We cannot speak for your association. Deal with the danger, document it with photos and notify them. Ask before any planned removal that follows.

A greenbelt tree came down into my Caughlin Ranch yard. Who removes it?

Notify the association, since a common-area tree is likely theirs. An insurer or an attorney decides who pays.

Why did only one of my trees fail?

Usually a weak fork, a root problem or more wind exposure than its neighbors. The arborist can check the others for the same faults.

How do I reach you after hours?

Call 775.232.8243. It is the office line and the 24-hour emergency line.
