# Trees in commercial parking lots

Parking lot trees struggle because their roots are squeezed under pavement in compacted soil, and because plows, cars and salt hit them every winter. Property managers do better by protecting rooting space, keeping branches clear for vehicles and walkers, and pruning on a schedule.

Key takeaways

- The ISA says soil compaction, over- and under-watering and planting the wrong tree cause more tree deaths than insects and disease combined.
- Trees need room above and below ground, and in lots the below-ground room is the limit.
- Branch clearance matters for vehicles, walkers and signs; the ISA gives numbers for clearance heights.
- Plan where plowed snow goes, so it is not stacked on trunks and roots.

A parking lot is one of the hardest places to be a tree. Managers who keep trees alive there are not lucky; they pay attention to the soil and the clearances.

## Why do parking lot trees decline?

The ISA's tree selection brochure says soil in dense urban areas and new subdivisions is often disturbed, shallow and compacted, and that the top five causes of tree death are caused by people: soil compaction, under-watering, over-watering, vandalism and planting the wrong tree. Together they kill more trees than all insects and diseases combined. A parking lot adds paving over the roots, vehicle weight and runoff.

The ISA also notes that trees need room to grow above and below ground, and that available planting space is limited by pavement, buildings, utilities and other trees.

## What clearance do vehicles and walkers need?

The ISA's young tree guidance says clearance depends on function. The street side of a street tree may be raised to 16 feet to accommodate traffic, and in most other situations 8 feet is enough. Build the clearance into the first pruning cycles.

Lights, signs, security cameras and cart corrals all need their own clearance. Ask a certified arborist to walk the lot with a site plan. See [crown thinning, raising and reduction](https://battleborntreeservice.com/guides/crown-thinning-raising-reduction/).

## How do plows, snow storage and salt fit in?

In Reno, Carson City and Minden, snow piles land on islands and beds. Heavy piles and plow blades damage bark, branches and surface roots. Mark trees and islands, and tell the plow contractor where snow can go. Our guides on [commercial snow removal contracts](https://battleborntreeservice.com/guides/commercial-snow-removal-contract/), [protecting trees from plows and snow load](https://battleborntreeservice.com/guides/protecting-trees-from-plows-snow-load/) and [ice melt, salt and your trees](https://battleborntreeservice.com/guides/ice-melt-salt-and-trees/) cover the details.

We offer snow and ice removal as well as tree work, so one contact can coordinate both. Our snow service is available 24 hours in snow season. Walk the lot after the first big storm of the season and note which islands took the pile, because those are the trees to protect next winter.

## Should the island be mulched or planted?

The ISA recommends 2 to 4 inches of organic mulch, kept off the trunk, over the root area beneath the drip line as an alternative to turf, and warns that mulch volcanoes harm trees. Mulch also keeps mowers and trimmers off bark. In islands and strips, avoid heaped mulch that spills onto paving.

## When should a lot tree be removed?

A dead or hazardous tree over parked cars is a liability. The ISA says removal is recommended for trees that are dead, dying or irreparably hazardous, and that poorly maintained trees can be a significant liability. We provide arborist assessments, crane and boom truck work, stump grinding and haul-off for commercial properties. ## Questions people ask

Still have a question? Call [775.232.8243](tel:775.232.8243). Phones are answered seven days a week.

### How often should lot trees be pruned?

It depends on species, age and clearance needs. An arborist can set a schedule for each tree.

### Can I plant trees in a parking lot island?

Yes, but rooting space and species choice decide whether they last. Ask the arborist and the landscape designer.

### Who is responsible for a limb that damages a car?

That is a legal and insurance question. See our insurance guides and ask your insurer or an attorney.

### Do you handle both trees and snow?

Yes. We prune and remove trees and offer snow and ice removal for commercial properties.
